What Is a Commercial EPC?

A Commercial EPC (Energy Performance Certificate) also called a Non-Domestic EPC  measures your building’s energy efficiency on a scale from A (most efficient) to G (least efficient).
It is a legal requirement whenever a commercial or mixed-use property is sold, rented, or newly constructed in the London UK.

Each EPC assesses the performance of key elements such as heating, lighting, insulation, ventilation, and glazing. It also provides expert recommendations on improving efficiency and reducing carbon emissions.

Certificates are valid for 10 years and officially registered on the Non-Domestic EPC Register managed by the UK Government.

Who Needs a Commercial EPC?

You will need a Commercial EPC if you are:

  • Selling or leasing a business property
  • Renewing a commercial tenancy
  • A landlord or agent marketing a property
  • A developer completing new construction

We assess all types of properties including:
Offices, retail shops, warehouses, industrial units, restaurants, hotels, care homes, schools, and mixed-use premises.

Exemptions apply to:

  • Listed buildings where upgrades would alter character
  • Temporary structures (used for less than two years)
  • Detached units smaller than 50 m²

Legal Requirements And MEES

Under the Minimum Energy Efficiency Standards (MEES), it is illegal to rent or sell a property with an EPC rating lower than E.
From 2023, the rule applies to all existing leases and by 2027, all commercial buildings must reach at least a C rating, with a B rating expected by 2030.

Penalties for non-compliance:
Up to £150,000 or 12.5% of the property’s rateable value.

At Safety Spectrum London, we ensure your building is fully compliant with MEES regulations and the Energy Performance of Buildings (England and Wales) Regulations 2012.
Our assessors provide clear reports and practical advice to help you improve your score, reduce costs, and stay ahead of future legal changes.

How to Improve Your EPC Rating

Here are five proven ways to enhance your score:

  1. Replace fluorescent bulbs with LED lighting and motion sensors.

  2. Upgrade insulation for walls, roofs, and floors.

  3. Install energy-efficient HVAC systems or heat pumps.

  4. Switch to double or triple-glazed windows.

Our assessors can create a bespoke improvement plan tailored to your building and budget.
